One week's rent - This is required to reserve the property and submit your offer to the landlord. If accepted, this amount will be deducted from the total Deposit due. The payment is refundable if your offer is not accepted. However, if you do not pass referencing, or provide us misleading or false information, or pull out of the transaction, no refund will be made.
Deposit:
Five week's rent (six week's rent if the annual rent exceeds £50,000) – Clause 7 sets out the terms of the Deposit.
Late payment of rent:
You will be liable to pay late payment charge at the rate of 0.03% per day of total rent due from time to time on any rent or other money payable under this Agreement remaining unpaid for more than 14 days after the day on which it became due. Please see clause 8.1.2.
Tenancy Amendment:
£50 (and reasonable costs if these exceed £50) – This is for any amendment, variation, novation and/or upgrade of the Tenancy Agreement during the tenancy as set out in clauses 8.5, 8.10 and 8.14
Early Termination of Tenancy:
Repayment of pro-rata commission for unexpired period + reasonable costs - If you or and/or any of the tenants decide to vacate the property prior to the end of the term, all of you will remain liable to pay rent until the term expires or the property is re-let, whichever is earlier. Should the property be re-let during the fixed term, the all of you will also be responsible for the repayment of any pro-rata commission fees that have been or will be incurred by the Landlord for the unexpired portion of the tenancy. All of you will also be responsible for any other reasonable costs (e.g. telephone line, TV contracts, cleaning, admin fees etc) incurred from that point until the end of the term.
Reference request:
£10 – Should you need a reference from us at the end of your tenancy.
Lost keys or security devices:
Actual cost of replacement – Should you need further keys or security devices (such as key fob) as set out in clause 8.12.
